Restaurants come and go in the Magic City, sometimes faster than we'd like to see. You may have heard the recent news that Buffalo Block is closing at the end of August, putting them on our list of closures so far in 2025 that includes Don Luis, Sassy Biscuit, Wild Ginger, Gussicks, and others.
Owning a fast food restaurant may seem like a fail-safe option, with their franchise support system and nationwide marketing/brand recognition, but they're not immune to shutting down either. For example, the empty Burger King featured in this article.
Despite what appears to be an ideal location directly off the interstate, surrounded by numerous hotels and big retailers like Bass Pro Shops and Sam's Club, this Montana BK somehow managed to fail. It happens.

It's amazing how fast buildings seem to deteriorate when unoccupied.
First, the weeds start growing through the cracks of the parking lot. Then maybe the paint starts to chip. Perhaps the roof develops a small leak, but with no humans around to catch it, it becomes a bigger issue.

Rodents and other pests can find access and cause damage to vacant properties, and vagrants and vandals find empty buildings quite attractive. Spray paint, broken windows, and even arson (as seen with this property) are not uncommon when something sits empty for too long.
This former Burger King building is currently available for lease, ready to become the next "QSR" (quick service restaurant). According to the listing details at NAI Properties, it can be yours for $41.55 a square foot; that equates to just shy of $125,000 per year, with NNN lease terms.
